How much does it cost to build a house in Kenya? A budgeting guide

Understand Kenyan house-building cost benchmarks, what changes the price, and how to get a realistic budget from a quantity surveyor.

There is no single price for a house in Kenya

The cost depends on the floor area, location, site conditions, design, structure, finishes, services, and what your estimate includes. Two three-bedroom houses can have very different budgets: one may be a compact bungalow on a serviced, level plot, while another has a larger floor area, difficult ground, more complex roof, premium finishes, or extensive external works.

A price per square metre is useful only as an early sense-check when the building type, location, finish level, date, and included work are comparable. It is not a fixed national tariff, contractor offer, or complete project budget.

A dated benchmark can help with an early estimate

The Architectural Association of Kenya’s 2025 Status of the Built Environment report gives Nairobi reference rates of KSh 54,730 per square metre for a standard bungalow and KSh 59,868 per square metre for a middle-class maisonette. These figures describe particular building categories and a 2025 market study; they should not be treated as a 2026 quote or applied unchanged to every county.

For illustration only, multiplying 100 square metres by the 2025 standard-bungalow benchmark gives KSh 5,473,000. That calculation is a starting reference for the described Nairobi typology, not a guaranteed price for a 100-square-metre home. Confirm what the source rate includes and ask a quantity surveyor to price your actual drawings and specifications.

  • 100 m² × KSh 54,730/m² = KSh 5,473,000 using the cited 2025 Nairobi standard-bungalow benchmark.
  • The calculation excludes the land purchase and does not by itself confirm the allowance for professional fees, county charges, utility connections, external works, finance, or contingency.

What makes one project cost more than another?

The site can change the budget before the house itself is priced. Sloping or weak ground, restricted truck access, long service connections, drainage needs, demolition, and water or power constraints can add work. A site visit and the right surveys help your team test assumptions before fixing the estimate.

The design and specification matter just as much. Floor area, number of bathrooms, structural spans, roof form, windows, joinery, tiles, kitchen fittings, and the choice of materials all affect quantities and rates. A future upper floor, retaining wall, boundary wall, tanks, paving, landscaping, or a septic system should be stated rather than assumed.

  • Location, transport distance, local labour and supplier prices.
  • Ground conditions, slope, access, drainage and service connections.
  • Floor area, structural design, roof complexity and the number of wet areas.
  • Finish schedule, fittings, external works and any work excluded from the quotation.

Budget for the whole project, not only the walls

Ask your project team to separate the cost plan into clear parts. The construction contract is only one line in the total amount you may need: professional design and supervision, surveys, county approvals, utility work, external works, financing, and a contingency can sit outside a headline construction figure. Your consultant should identify which items are included, provisional, or excluded.

Before asking contractors to price, have coordinated architectural, structural, and services information prepared for the scope you want. A quantity surveyor can prepare or review a measured bill of quantities and cost plan. NCA’s project-registration checklist itself asks for a bill-of-quantities summary signed and stamped by the quantity surveyor, alongside the other registration documents.

  • Separate professional fees, approvals, surveys and project-management costs from construction work.
  • List site preparation, foundations, drainage, water storage, electrical connections and external works explicitly.
  • State the finish quality and product assumptions so competing prices cover the same house.
  • Keep a contingency for defined risks and update it with your quantity surveyor as the design develops.

Why construction prices need a date

Material, labour, equipment, and transport prices change. The Kenya National Bureau of Statistics publishes a Construction Input Price Index to track movements in those inputs. In its second-quarter 2026 release, KNBS reported a 5.73% quarter-on-quarter increase in the overall index. That index describes market movement; it is not a percentage that can automatically be added to every house estimate or a replacement for current supplier quotations.

Put the pricing date on your estimate and ask how long quoted rates remain valid. If procurement or construction will happen later, ask the quantity surveyor to explain which rates may need updating.

Common questions about house-building costs

How much does a three-bedroom house cost? The bedroom count alone is not enough to calculate it. Share the floor area, location, drawings, finish schedule, site information, and scope with a quantity surveyor for a useful estimate.

Can I start with a cost per square metre? Yes, for early feasibility only. Use a dated reference for a comparable building type, then replace it with a project-specific cost plan and priced bill of quantities as the design develops.

How do I know whether a contractor quote is cheaper? Check that it prices the same drawings, quantities, materials, finishes, programme, and external works. Ask the contractor to list exclusions and provisional sums before comparing totals.
